JBondINSURANCE EDUCATION & ADVISORY
Commercial lending insurance reviews

A clearer view of the coverage
behind the loan.

Fee-based insurance consulting for banks, credit unions, and commercial lenders seeking support with insurance due diligence.

Focused on your requirements

From insurance documents
to actionable findings.

Compare the borrower’s supplied insurance documents with the insurance requirements you provide. Understand what is evidenced, what remains unclear, and what needs further documentation before your team makes its decision.

Reviews can be scoped for commercial real estate, owner-occupied business property, and construction-related lending. Scope is agreed for each transaction.

BEFORE CLOSING

Transaction coverage review.

Review relevant policies, endorsements, and evidence of insurance against your lender requirements. Flag missing documents, apparent discrepancies, and questions for the borrower’s agent.

DURING THE LOAN

Renewal or change review.

Perform a separately scoped review when coverage renews, collateral changes, or a project moves into a new phase. Compare the supplied changes with the applicable requirements.

FOR YOUR TEAM

Lending staff education.

Help lending and credit administration teams understand insurance terminology, lender interests, and the questions to ask when reviewing insurance documentation.

What the review can address

Organized around
the lending file.

The agreed scope identifies the borrower, collateral, coverages, documents, requirements, and review date.

  • Named insureds, described locations, covered property, policy periods, and supplied schedules.
  • Limits, deductibles, sublimits, exclusions, and relevant endorsements.
  • Property and business income coverages where included in the review scope.
  • Mortgagee, lender loss payee, and other lender-interest provisions where required and evidenced.
  • Questions arising from cancellation language, missing forms, or inconsistencies across documents.

Your deliverables

A useful record.
A defined next step.

  • A written requirements-to-evidence review summary.
  • A prioritized list of document gaps, discrepancies, and clarification questions.
  • A discussion of findings with the designated lender contact.
  • A re-review of revised documents if specifically included in the engagement.
Independent review. Defined responsibility.

JBond receives no third-party commissions and does not place coverage or steer borrowers to insurance agencies. Reviews are based on the documents and requirements supplied. They do not approve a loan, authorize an exception, certify legal or regulatory compliance, or guarantee coverage. The lender retains credit and exception decisions and obtains legal advice as needed. A certificate alone may leave policy terms unevidenced; those items are identified for clarification.

How an engagement works

Scope first.
Review with purpose.

01

Provide the review brief.

Identify the transaction, collateral, insurance requirements, documents available, and target date. Agree on a secure document-sharing process before sending borrower files.

02

Confirm scope and fee.

Agree on the coverages, documents, deliverables, turnaround, and any follow-up review before work begins.

03

Review the findings.

Receive a written summary and discuss the questions your team should resolve with the borrower and its insurance representative.

PROPOSED FEE APPROACH · DRAFT FOR REVIEW
Bank & lender fees

A written fixed fee.
Before the review begins.

Commercial lending reviews are quoted per engagement. The fee reflects the number of borrowers and locations, policy volume, complexity of requirements, requested turnaround, and whether a follow-up document review is included.

No work starts until the scope and fee are agreed in writing. Portfolio reviews, ongoing renewal review arrangements, and lender staff training are separately scoped. Additional work is proposed at $300 per hour in 30-minute increments, with written approval and an agreed fee cap.

Questions & expectations

Clear from the start.

Do you make the lending decision?

No. JBond provides insurance-document findings against an agreed scope. The lender makes its credit decisions and approves or declines exceptions.

Can you review renewals or revised documents?

Yes, when included in the engagement or agreed as additional work. Ongoing monitoring is not automatically included in a one-time review.

What should we send initially?

Start with a description of the transaction, the insurance requirements, and the target review date. Arrange a secure process before sharing borrower documents. Specialized reviews, including flood determinations or legal compliance opinions, require separate qualified resources and are not represented as included.
